Green Mountain Ranch Renovation
/We (Ryan and Amy) had the opportunity to partner with another husband and wife team on this joint-project in Lakewood's Green Mountain neighborhood. 486 S Cole Ct was a fun but project, but (like usual), it turned out to be a much bigger project than we originally planned on. We had to think outside the box a bit and completely re-think both the main level and the basement.
Here's a before and after shot, before we dive into the details of the project:
A bit about 486 S Cole Court and the project in general:
- Brick ranch home built in 1970
- 3 bed, 2 bath (before the renovation)
- 4 bed, 3 bath (post-renovation)
- It was in need of a FULL remodel
- Located a few blocks from the base of Green Mountain in Lakewood
- Purchased in early July of 2015
- Re-sold in late December of 2015 after 11 days on the market
This house had a few main flaws:
- Very closed off kitchen
- Only 1 bathroom on main level (no master ensuite bath)
- Odd kitchen layout with a small dining area
- Chopped up basement layout
- The gas line and gas meter were in the way of where egress window needed to be installed in basement
Major changes we decided to do:
- Combine the current dining area + kitchen to make one large kitchen
- Shorten the north side of kitchen and convert space to add a master bathroom between the kitchen and current master bedroom
- Remove various kitchen walls for open concept kitchen
- Flip the stairway around which goes into basement in order to create a very large basement rec room
- Add basement bedroom with egress window and ensuite bathroom
- Have Xcel Energy relocate the gas meter so we could install a basement egress window
This house needed EVERYTHING: new roof, electrical, all plumbing, concrete work, landscaping, sprinkler system, paint, carpet, tile, hardwoods, windows, garage door, and much more.
